Calgary and area offer an incredible variety of choices of new communities with well over 50 different projects that range from small acreage estates to urban modern super communities. It can be a difficult choice – first choosing where to live, and next deciding on which builder to design & construct your new home.
Here are some suggestions and some insider information on how to take best advantage if you decide to build in a new Calgary area community.
Take your time.
This is a big decision. Take some time to tour different communities to find out what you value and what your options are. Each community will offer different strengths, and finding the one that will grow to meet your developing needs can be difficult – especially as many of them are partially complete and for whom many features are still just on paper.
You Don’t need to hire the ‘designated builders’.
Many communities will attempt to organize a designated Builder Group. By selling lots first to designated builders, the developer often looks to pass many of the marketing costs off and simplify sales to a small group. The builders will build one or more showhomes, promote the community and take on the financial risk of selling their lots – bundled along with one of their homes. But, developers will often reserve a subtle pool of lots that can be sold to a reputable, qualified builder like TimberCreek Homes – giving you, the homebuyer, a greater set of choices.
Don’t confuse popularity with quality.
There are many large communities that spend lavishly on marketing – while many hidden gems abound. Ultimately of course, homebuyers pay for the cost of all of the advertising & marketing used to generate traffic and rapid lot sales. Especially if you are considering an estate home, consider having us give you a tour of some of the more exclusive and less visible projects that abound. We know where the gems are, and can arrange to help you acquire a homesite at a favourable price.
